Specialized Realty, Inc., doing business as Specialized Realty (“we,” “us,” or “our”), respects your privacy and is committed to protecting the personal information you share with us. This Privacy Policy explains what information we collect, how we use and protect it, and the choices you have regarding your information when you visit https://www.specializedrealty.com or otherwise interact with us.

1. Information We Collect

We may collect the following categories of personal information:

  • Contact information you provide directly, such as your name, email address, mailing address, and telephone number, when you complete the contact form on our website or otherwise contact us.
  • Communication content you provide when corresponding with us by email, text message, or phone.
  • Property-related information relevant to a transaction, lease, listing, application, or property-management matter. Rental applications and the tenant and owner portal are provided by AppFolio; information you enter there is collected on AppFolio’s website under AppFolio’s privacy policy and provided to us.
  • Technical information received by our website hosting and security provider, Cloudflare, Inc., when you visit the site, such as your IP address, browser type, and the pages requested, in standard server logs and aggregate traffic statistics. This website sets no tracking or advertising cookies and uses no analytics or advertising scripts; our hosting provider may set strictly necessary security cookies.

Do Not Track and cross-site tracking. Our website does not respond to “Do Not Track” browser signals or the Global Privacy Control signal because we do not track visitors across websites or over time. We do not allow third parties to collect personally identifiable information about your online activities over time and across different websites when you use our site.

2. How We Use Your Information

We use the information we collect to:

  • Respond to your inquiries and provide the real-estate, leasing, sales, development, and property-management services you have requested.
  • Communicate with you about properties, transactions, appointments, applications, and account matters.
  • Send SMS / text messages to phone numbers you have voluntarily provided and for which you have given consent (see Section 6).
  • Maintain and improve our website and services.
  • Comply with applicable laws, regulations, and legal processes, including California Department of Real Estate (DRE) requirements.

3. How We Protect Your Information

We maintain reasonable administrative, technical, and physical safeguards designed to protect personal information from unauthorized access, disclosure, alteration, or destruction. Access to personal information is limited to employees, agents, and service providers who need it to perform their job functions. While no method of transmission or storage is 100% secure, we work to use commercially reasonable means to protect your information.

4. Sharing of Information

We do not sell your personal information. We may share information only with:

  • Our employees, licensed agents, and authorized representatives, on a need-to-know basis.
  • Service providers who help us operate our business, bound by appropriate confidentiality obligations. Service providers we currently use include Cloudflare (website hosting and security); Web3Forms (delivery of contact-form submissions to our email); AppFolio (residential listings, rental applications, and the tenant and owner portal); Microsoft 365 (email and document storage); and our text-messaging provider (delivery of SMS messages you have opted in to receive).
  • Government authorities or other parties when required by law, subpoena, or other legal process, or to protect our rights, property, or safety.

SMS / Text-Messaging Privacy: SMS opt-in and phone numbers collected for SMS communication purposes will not be shared with any third party and affiliates for marketing purposes.

5. Your Rights and Choices

You have the right to:

  • Access the personal information we hold about you and request a copy.
  • Correct information you believe is inaccurate or out of date.
  • Request deletion of personal information we hold about you, subject to legal or contractual record-keeping obligations.
  • Opt out of marketing or promotional communications at any time.

To exercise any of these rights, contact us using the information in Section 8. We will verify your identity before acting on a request and will respond within 45 days. Specialized Realty, Inc. does not meet the thresholds that make a business subject to the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA). We offer the rights above voluntarily to everyone who contacts us. We do not sell or share personal information, and we will not treat you differently for exercising these rights.

6. SMS Opt-In and Opt-Out

Specialized Realty sends text messages only to individuals who have provided their phone number to us and have affirmatively opted in (for example, by checking the SMS-consent box on one of our forms). Our SMS Terms & Conditions describe these messages in detail. By opting in, you agree to receive text messages from Specialized Realty related to our business communications, such as coordination with vendors, contractors, employees, and authorized parties about appointments, maintenance, property matters, and similar conversational topics. We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.

You can opt out at any time:

  • By replying STOP to any SMS message you receive from us; or
  • By contacting us directly at 818.546.1212 or info@specializedrealty.com and asking to be removed from our SMS list.

After you opt out, we will not send you further SMS messages other than a one-time confirmation that you have been unsubscribed. For help, reply HELP to any SMS message, or contact us at the phone number or email above. Message and data rates may apply, and message frequency may vary.

7. Policy Updates

We may update this Privacy Policy from time to time. When we do, we will revise the “Effective Date” at the top of the policy and post the updated version, with a notice of material changes, on this page. Your continued use of our website or services after the updated policy is posted constitutes acceptance of the revised policy.
